Welcome to our Jersey Property Market Update February 2026: A Market Driven by Realism, Not Optimism
February confirmed what January first revealed, Jersey buyers remain active, but they are pricing-led, informed, and increasingly selective. Across all sectors of the market, properties sold where expectations met reality, while over-ambitious pricing continued to face resistance.
Several of this month’s transactions completed only after meaningful repositioning, particularly in the upper price brackets where buyers are negotiating firmly despite demand for quality homes remaining strong. The market is still moving, but buyers are rewarding value, not optimism.
For vendors, accurate pricing from day one remains critical. Homes launched correctly are generating interest and achieving results; those chasing unrealistic figures are seeing longer market exposure and sharper adjustments later. For purchasers, February continued to offer opportunity, with strong homes being secured below earlier asking levels across multiple price points.
In short, the Jersey market remains grounded in realism.
