Jersey Property Market Analysis January 2026

Welcome to our Jersey Property Market Update: January 2026: A Market Reset – and a Reminder

The start of 2026 has delivered a clear message to the Jersey market: pricing precision matters more than ever. Buyers are active, motivated and well-informed, but they are rarely overpaying.

Across every price bracket this month, from sub-£750,000 homes to multi-million-pound estates, we’ve seen the same pattern: properties that aligned with market reality sold; those that didn’t required adjustment. For vendors, the lesson is simple, lead the market, don’t chase it. Correct pricing at launch generates competition and protects value. Overpricing, even in desirable locations, risks prolonged exposure and eventual reduction.

For purchasers, this remains a window of opportunity. There is stock available, negotiation is possible, and decisive buyers who understand value are securing excellent homes at sensible levels. In short, 2026 has opened with a balanced but shrewd market — active, rational and driven by realism
